Terms of use

These terms apply whenever you use Sava. Sava is operated by Brian Santamaria in the Philippines. Questions go to 1sava.properties@gmail.com. How we handle your information is in our Privacy Policy.

1. What Sava is

Sava is a place to find property in the Philippines. Licensed brokers and property owners list homes, condominiums, lots and commercial space, and you contact them directly.

Sava is not a broker, and isn't a party to any sale or lease. We don't negotiate, hold money, or sign anything on anyone's behalf. Any deal is between you and the broker or owner.

2. Your account

You can browse Sava without an account. To save listings, submit a property or manage listings, you need one.

  • You must be 18 or older.
  • An account is for one person. Give your real name and an email address you control.
  • You sign in with a link sent to your email, or with Google, so anyone who can read your email or use your Google account can sign in as you. Keep both secure, and tell us at once if you think someone else has got in.
  • You're responsible for what's done through your account.

3. Listing a property

If you're a broker, you must hold a current licence from the Professional Regulatory Commission under the Real Estate Service Act (RA 9646), and your licence number appears on your listings. A salesperson lists under the broker they work for. You may only list a property you're authorised to represent, on the terms you've been given.

If you're an owner listing through Sell, you must own the property or have the owner's permission to list it.

Either way:

  • Everything you tell us about the property must be true and current: price, size, location, status. When it changes, update the listing or tell us. When it's sold or leased, mark it.
  • A property appears on Sava once. If it's already listed, you'll be added to that listing rather than creating a second one.
  • Sava checks every listing before it goes live, and may ask for changes, decline it, or take it down later if it breaks these terms or turns out to be inaccurate.
  • You write your listing's title and description. You can ask Sava to draft them for you; you check and approve the draft, and it's yours once published.
  • Listing on Sava is currently free. If that changes, we'll tell you before it applies to you.

4. Your photos and words

You keep ownership of the photos and text you give us. You must have the right to share them: take the photos yourself, or have permission from whoever did.

By putting them on Sava, you let us use them to run and promote Sava, free of charge, for as long as the listing is on Sava. That means we can:

  • show them on your listing, in search, and in link previews when someone shares the listing;
  • resize, crop and compress them, and remove location and camera data;
  • show them in Sava's own promotion of your listing.

When your listing comes down, we stop showing them, apart from copies in our backups, which roll off as the Privacy Policy describes, and links other people have already shared.

The listing facts themselves (price, size, location, status and their history) are kept after the listing comes down, as a record of the property.

5. Using Sava fairly

Don't:

  • list a property that isn't available, or that you aren't authorised to list;
  • post a misleading price, photo or description, or photos of a different property;
  • use someone else's photos or words without their permission;
  • discriminate, or say who may or may not buy or rent, on the basis of race, religion, sex, disability or any similar ground;
  • harass anyone, or use contact details from Sava to send spam;
  • copy listings or data from Sava in bulk, by scraping or otherwise;
  • get around Sava's checks, sign in as someone else, or interfere with how Sava works.

6. What we can and can't promise

Listings come from brokers and owners. We check them before they go live and take them down when we learn they're wrong, but we can't guarantee every detail. Prices and availability change. Before you pay, sign or commit to anything, see the property, check the title and documents, and confirm the terms directly with the broker or owner.

Contacting a broker takes you off Sava. WhatsApp, Viber, phone and email are separate services. What you agree with a broker or owner is between you and them.

Sava is provided as it is. We work to keep it accurate and available, but it may sometimes be down or wrong. As far as Philippine law allows, Sava isn't liable for any loss arising from a listing's content, from a deal made with a broker or owner, or from Sava being unavailable. Nothing in these terms limits liability that the law says can't be limited, such as for fraud or gross negligence.

7. Ending your use of Sava

You can stop using Sava and ask us to delete your account at any time by writing to 1sava.properties@gmail.com.

If you break these terms, we may take down your listings and suspend or close your account. Unless the breach is serious or the law requires otherwise, we'll tell you why and give you a chance to fix it first.

8. Changes to these terms

We'll update these terms as Sava changes, and the date at the top changes with them. If a change affects you materially and you have an account, we'll email you before it applies. Using Sava after that means you accept the new terms.

9. Law and disputes

These terms are governed by the laws of the Republic of the Philippines. Before going anywhere else, write to us so we can try to settle it. If we can't, disputes go to the courts of Makati.
